Designed as a modern style Andalusian villa and set on what was once the stable and pasture to an adjoining major estate, this new development in the midst of what was already a major Montecito neighborhood has surprised everyone by creating a striking piece of architecture in the midst of a hidden and private location possessing a magical setting with inspiring mountain views. The work of architect and builder Peter Martin, AIA, for his own family’s home, personal touches to capture the design elements we associate with the fine homes built in the 1920’s by such famous designers as George Washington Smith, Joseph Plunkett and Bertram Goodhue, like custom designed and fabricated floor tile, roof tile, and wrought iron work, have been incorporated throughout the home. And yet unlike many of the 1920’s homes which are often criticized for having dark interiors, this home has been infused with walls of glass to bring the private grounds and the panoramic mountain vistas indoors along with a bountiful amount of natural, northern, sunlight. Set on very private and gated grounds, the main home with a mountain view master suite, three family bedrooms and an office with full bath shares the grounds with a charming cabana converted from the original stable with hay loft, a large three car garage and sparkling pool just off the homes large entertaining brick terrace along with an expansive lawn area and wonderful landscaping among mature live oak and olive trees.

Upon entering the home through the hand-carved front door, one looks through the dramatic 14’ high entry corridor, flanked by the Living and Dining Rooms, across the central brick courtyard to the pool, lawn and mountains beyond.

Living Room (23'X 23'):
Capturing wonderful northern and southern light, the Living Room is approached through a large central arch from the Entry and features a set of French doors, topped by clerestory windows overlooks the motor court at the front of the home, while a double set of French doors along the northern wall open onto the bricked rear entertainment terrace. This room has a 12’ ceiling with a distinctive hand-carved wood and metal chandelier and a large fireplace with solid brass tiled hearth and a hand-carved wooden surround and mantel.

Dining Room (23'X 11'):
A wrought iron and crystal chandelier is the prominent feature of the 12’ high Dining Room ceiling. A window overlooks the front courtyard and French doors open to the rear terrace that is equipped with a GE Monogram barbeque and bar refrigerator neatly hidden behind a tiled fountain. The Kitchen, Breakfast Nook and Powder Room are located just a few feet down the back hallway off the Dining Room.

Office (15'X 12'6"):
Across from the Dining Room, at the front of the home, the Office can be entered privately through French doors. It has a window overlooking the front courtyard, a closet and in-room, tiled tub bath. This room could also be utilized as a private-entry Bedroom.

Powder Room:
Random width pegged oak floor, sliding glass doors to front garden, vaulted ceiling.

Kitchen (17'X 16):
Conveniently located; with views across the central courtyard, garden and pool area; yet near the garage and rear parking area, the Kitchen has a large juperana persa granite-topped central island and is equipped with GE Monogram series appliances: freezer/refrigerator, six-burner gas range with double ovens, built-in microwave and dishwashers. There is a stainless steel sink in the island and a double stainless steel sink set in the granite countertop beneath a 10’ high display window that overlooks the rear parking area and side yard and is flanked by Woodmade, glazed and distressed, glass-front display cabinets. A cream colored tile backsplash is behind the range and a hand-made, Anacapa style, tile hood is above it. A large wrought-iron chandelier hangs from the 12’ ceiling over the island.

Kitchen Office/Pantry (10'X 8'6"):
Off the rear of the Kitchen, with a large window overlooking the side parking area and side lawn, this room has several large, shelved, storage closets.

Breakfast Nook (14'X 14'):
Directly adjacent to the Kitchen and Family Room, with floor-to-ceiling windows overlooking the rear courtyard, the Breakfast Nook has a fireplace with custom ceramic tile surround and wrought-iron wall sconces.

Family/Media Room (36'X 19'):
Adjacent to the Kitchen and Breakfast Nook, accessing the Garage, with French doors opening onto the parking pad and rear terrace, the Family/Media Room has views that stretch from the rear lawn and gardens up to the mountains. The room is lit by wall sconces and two chandeliers, one in the sitting area, the other in the area of the room designed as a music room, viewing area or billiard room.

Master Suite

Master Bedroom (22'X 17'):
The Master Bedroom features a corner fireplace with stone and tile surround, a large display window with mountain views, a wrought-iron chandelier, and French doors that access the rear terrace and pool/Jacuzzi.

Master Bath (16'X 12'):
Travertine limestone is used throughout the Bath for the countertop of the double-sink hand-carved vanity, tub surround and shower. Wall sconces and ornate mirrors are above the custom hand-carved vanity. There are two dressing areas with built-in closet, shelves, and drawers.

Laundry:
The Laundry is conveniently located in the Bedroom wing and accessed off the main hallway or through the dressing area of the Master Bedroom. It is equipped with gas and electric hookups, ample storage cabinets and a long tiled countertop with inset stainless steel utility sink. A second laundry servicing the pool, Kitchen and Dining Room is located in the garage, just off the entertainment terrace.

Second Bedroom (16'X 12'):
The Second Bedroom has wood floors, a cove ceiling, walk-in closet and large view window to the side garden. It has its own tub bath with window, classic white subway tiled walls, hexagon porcelain tiled floor and a mirrored wall.

Third Bedroom (16'X 12'):
This Bedroom is a twin to and has all the same features as the Second Bedroom: wood flooring, cove ceiling, walk-in closet, view window and tub bath with white tiling on the floor and walls.

Fourth Bedroom (13'X 12'):
The view from the display window in this Bedroom overlooks the front courtyard. The flooring is wood and the tub bath has a limestone countertop on the hand-carved vanity, white tiled walls and terra cotta tiled flooring.

Cabana:
The Cabana, of vaulted post-and-beam construction, is a stable conversion that has replaced original features: doors, hayloft, steps and cupola, with French doors, stairwell, loft, and windows to introduce light and expand the space within the structure. It is accessed by a wooden footbridge that crosses a stone bed creek.

Living Room:
Double French doors open onto the inviting arbor-covered terrace at the front of the Cabana. The room is carpeted and has a vaulted and beamed ceiling and is open to the Loft and cupola above. Shelving beneath the Loft provides space for an entertainment center and books.

Service Bar (24'X 14'):
The Service Bar has a double stainless steel sink. Knotty pine flooring lends a country feel. A pantry and many cupboards provide storage.

Family Room:
Just behind the Service Bar, at the base of the stairs is a carpeted sitting area or Family Room.

Laundry/Mudroom:
The Laundry is at the rear, behind the Family Room and opens onto the parking area.

Bedroom:
Carpeted with patio doors to the rear lawn, a beamed ceiling and large closet along inner wall. A Terrace Room across the hall from the Bedroom has French doors that open onto the front terrace.

Bath:
This glass shower-over-tub Bath has a mirrored wall behind the vanity and slate flooring.

Loft:
The Loft is up a centrally located split stairway, with a walk-in closet and views from cupola windows on the east and west sides.
